Our Dilapidations and Building Consultancy teams provide specialist advice, guidance and services to owners and occupiers nationally on a wide range of building-related work, from pre-acquisition reports, project monitoring and preventative/remedial maintenance on existing space, to new builds and refurbishment projects.

On dilapidations, our expertise is in combining valuation and general practice surveyor thinking with a building surveyor’s methodology. This process, allied with business rationale, presents our clients with an understanding of the extent of works required and the options available, which includes the potential for negotiating a financial settlement.


Dilapidations

A dilapidations claim is a landlord & tenant issue and is a very contractual matter. More specifically a claim relates to a tenant’s obligation to repair, decorate, reinstate alterations or ‘yield up’ property in a certain way, as determined by the lease. These cases generally occur at the lease expiry or where a break clause is exercised, and sometimes during mid-lease disposals.

The key to dilapidations, whether for landlord or tenant, is TIME. Time gives options on how to deal with these cases and we recommend that both parties should prepare for this issue at least 12 months in advance. We’d extend this to at least 18 months when the issue involves exercising a lease break clause.
