Lease Renewals
A lease renewal involves a formal procedural process that includes key issues, such as the service of Notices, applications to Court, interim rents and the termination of leases. An important part of our work on this subject involves navigating clients through this process, liaising with the legal representatives and agreeing the key details of the lease agreement.
Lease Restructuring
A business plan rather than a lease event will generally influence the tenant’s decision to seek to alter or extend the length of their lease, or to structure a new lease arrangement with the landlord.
There will be factors that can work both for and against a tenant in this process, which include property market conditions. Our specialist property market knowhow and negotiation skills have benefited many tenants on this strategic property issue.
Lease Breaks
Where a tenant intends to exercise their lease break, it is crucial to establish the conditions associated with the break clause and to factor in enough time (at least 12 months) so that the dilapidations and repair issues or financial settlement options can be considered. Our strength is in helping clients undertake the necessary preparations diligently so that the break succeeds in the most cost effective way possible.
If the intention is not to utilise the break option, it could still represent an opportunity to renew the lease or form part of a restructuring plan.
