Rent Reviews
A rent review is a business event that tends to be perceived differently by the parties involved. A landlord is likely to focus on the potential to maximise the return on their property investment, whereas the tenant should seek to minimise this property overhead. A further important difference is that landlords (or their agents) will generally adopt a proactive approach toward reviews, with tenants tending to be reactive in the process.
The review should be relatively straightforward, with both parties usually needing to establish the 'open market' rental value of the subject property at the review date. The reality, however, is often more about achieving the best outcome.
The specific details within a lease, market conditions and supply & demand factors, as well as tactics, can make the review negotiations complex and more protracted than it often should be.
